Average Days on the Market Drop Dramatically, As Sale Prices Increase

The average sale price increased 3.21% for 2018, to an average of $612,087 vs $593,077 in the prior year.
 
Along with the increase was a drop of the number of days on the market of 23.1%.  There is just not enough inventory to satisfy the buyers in Maplewood, and we think this trend could continue.

According to the listing details, the average 2018 home sale price was $236,807, up from last year average of $213,071 along with the volume of home sales volume increasing by 4.37%.

Notable Decrease in the Volume of Edison this year 2018

Edison's housing inventory kept tightening with an 11.53% decrease in sales volume over the last 12 months. With a slight 2.15% increase in the average home sale price, the average time on the market was down 3% from 2017.  
Survey details report that the average 2018 sale price increased to $442,548 compared to an average sale price of $433,235 the year prior.

Florham Park average home sale price decreased 1.48% from the previous year. However, the sales volume increasedby 9%. Based on the research, the number of days in searching for potential buyer decreased to 8.6%.
