Home prices rise in region but at slowest pace in US

​Home prices in the New York metropolitan area continue to rise, but at the slowest pace in the nation, the S&P CoreLogic Case-Shiller Indices said Tuesday.

Single-family home values in the region, which includes North Jersey, rose 3.1 percent in the 12 months ended December. That compares with a national increase of 5.8 percent.

“Driven in part by a healthy economy and near-historic low inventory, the U.S. housing market is showing signs of picking up steam,” said Ralph McLaughlin, chief economist for the real estate website Trulia.

New Jersey Plans $200m Investment in Real Estate in 2017

Funds and co-investments have been the most commonly used approach by the pension fund in recent years.

New Jersey has invested in both debt and equity real estate funds in the US and abroad.

The pension fund has been investing mainly in non-core opportunities through funds that have invested in single property types, such as industrial assets, as well as multi-sector funds.

New Jersey had a real estate portfolio valued at $7bn in October last year, with $5.5bn in real estate equity and the balance in debt.

New Jersey Division of Investment is planning to invest as much as $200m (€189m) in real estate in 2017.

As of October last year, the pension fund had allocated 5.89% to real estate.

The target for 2017 is 7.25%, with the ability to go as low as 2% and as high as 13%.

It is likely that the capital will be invested through two fund investments, since the pension fund has often made commitments of $100m or more.

The area, which is composed of marine terminal facilities Port Newark, Brooklyn-Port Authority Marine Terminal, the Red Hook Container Terminal, the Howland Hook Marine Terminal, the Port Jersey Port Authority Marine Terminal and the Elizabeth-Port Authority Marine Terminal, may be in for rosier times, with economic activity expected to swell due to the expansion of the Panama Canal.

The facility’s fortunes rest on its appeal as a distribution center for online shoppers located within a 24-hour drive. However, one segment of the warehouse market continues to grow, threatening to overhaul the area’s reputation.

According to Frank Giantomasi, a member of the Real Estate, Development and Land Use Group of law firm Chiesa, Shahinian & Giantomasi, the port is housing an increasing number of cold storage facilities.

NAIOP sees moderate economic growth, energy innovations for Commercial Real Estate industry

The Trump administration’s impact on the economy and how emerging tech innovations can transform commercial real estate were some of the issues addressed at NAIOP New Jersey’s Annual Meeting and Commercial Real Estate Outlook, held at the Short Hills Hilton.

Nearly 300 industry professionals attended the first major CRE networking event of the year, which included the election of the commercial real estate development association’s 2017 officers and trustees.

Dave Gibbons of Elberon Development Group, who assumed the role of chapter president from The Rockefeller Group’s Clark Machemer, said, “We have a big year ahead, with the governorship and all 120 seats in the state legislature up for election in November. With over 740 members, NAIOP NJ is one of the largest chapters in the country, and we will continue to use our voice to advocate for policies that support the health of the commercial real estate market.”

Andrew Nelson, chief economist for Colliers International, presented an overview of how economic, industry, demographic and political trends are likely to impact New Jersey’s commercial real estate market.

Rising mortgage rates, bigger jumps in home prices and still-moderate income growth are adding up to a triple threat for the housing market this spring.

Home affordability fell to the lowest level in seven years at the end of 2016, and the ingredients for a reversal are not there anytime soon.

It now takes 22.2 percent of median income to make the monthly principal and interest payment on the median priced home, according to a new report from Black Knight Financial Services, which based the measure on borrowers using a 30-year fixed mortgage. That monthly payment on the median-priced home increased 10 percent in the fourth quarter alone, thanks to a sharp jump in mortgage rates following the presidential election.
