THE MOST IMPORTANT THINGS THAT HOME BUYERS WANT IN A NEW HOME

Different homes have always come with different features, layouts and amenities. What homebuyers have wanted in a house has been changing slowly over the last several decades. It will continue to change as time goes on. There are now some clear trends emerging. Here are the most important things that homebuyers want in a new home.
A Modern and Functional Kitchen

One of the top things that homebuyers want in a new house is a modern and functional kitchen. This means a kitchen with a spacious design and a well-planned layout that makes it easier to cook. Most buyers also want to see new appliances that have good energy efficiency ratings to reduce power use in the kitchen throughout the year.

Plenty of Storage Space

A second important factor that homebuyers would like to see is plenty of storage space. Homebuyers want a house that has closets and other storage areas to hold items out of plain sight in a convenient location. This sometimes includes storage in garages, attics and basements. Storage has been a top concern among homebuyers for some time.

An Open Floor Plan

Something important homebuyers want in a house is an open floor plan. This is a plan with unified living spaces and few obstructions so that everything seems to flow throughout the house. Open floor plans allow for better ventilation, more light and a very comfortable living atmosphere that cannot be found in houses with dozens of walls and narrow hallways. See edgehomes.com for more information.

Efficient Windows

A more recent feature that is important to homebuyers is a house filled with energy-efficient windows. These are modern windows that have double or triple glazing. They might also have coatings to block ultraviolet light and special frames for added security. Efficient windows are important because they can significantly reduce the cost of heating and cooling a home.

Outdoor Space

Many homebuyers are looking for a house that has a good amount of outdoor space. This generally means at least a nice yard and potentially a usable lawn. The outdoor space can include a porch or deck as well. This is important because it provides more options when relaxing at home or entertaining guests.

Separate Laundry Room

An incredibly important feature in a home that regularly appears at the tops of polls is a separate laundry room. Homebuyers want a dedicated room with utility hookups and storage that can be used exclusively for doing laundry during the day. The general idea is to keep the noise and inconvenience of doing laundry isolated to a part of the home that does not share space with anything else.

Exterior Lights

One of the most sought after security features in a new home is a network of exterior lights. Homebuyers want a house that can be brightly illuminated after dark. This helps to deter criminals. It also makes it much easier to do things outside at night or to take care of problems when the sun is starting to set.

Walk-In Pantry

A final highly requested feature homebuyers want is a walk-in pantry. The pantry is a small room usually connected to the kitchen that is lined with shelves. Walk-in pantries allow families to store large amounts of food and other supplies without having to stuff everything into overhead cabinets or use up space in a garage. They also provide easy access to food supplies and ingredients when cooking.

Most of the things that homebuyers are finding important today are about convenience, comfort and energy efficiency. Buyers are not as interested in aesthetic flourishes or things that will really make no difference in daily life. The new houses being built today are designed around what homebuyers want making these features much more common.
